The name says it all - its a new 'Core book disguised as an FR book', just like the Yawning Portal one.
XANATHAR'S GUIDE TO EVERYTHING
Its basically its a new Unearthed Arcana. They probably didn't like the old name's similarity to Monte Cook's Arcana Unearthed (and later Evolved).
EDIT:
Just realized there was already a topic in the FR products forum - don't know why it would be THERE, since the only thing FR about this book is the name in the title. 
I guess this one can be closed.
